Terms of Service
Last updated 7 October 2026
1. Who we are
UnlockTheDeal (“we”, “us”) is a service for tenant-representation advisors in commercial real estate, run by innoRize Enterprises Private Limited, D.No.17-1-389/18-B, 4th Floor, Prashanth Nagar Colony, Saidabad, Hyderabad 500059, India. “You” means the person using the service and the firm that invited you. By creating an account or signing in you agree to these terms and to our Privacy Policy.
2. The service
The first product is Prospect Radar: a feed, updated once a day for each country, of companies that news reports suggest may need office or industrial space. Each lead shows why it was found, the source articles, a score and, where the facts allow, an estimate of the space needed. We may add, change or remove features during the pilot.
Radar is information to help you decide whom to call. It is not legal, financial or property advice. Scores and space estimates are calculated by fixed rules from facts in news articles; they can be wrong, and an article can be wrong. Check the source before you act.
3. Accounts and access
- Access during the pilot is by invitation. We or your firm admin invite you; you may not pass an invitation on.
- Give accurate details and keep your sign-in secure. You are responsible for what happens under your account.
- Your firm admin can invite and remove people in your firm and sees your firm’s activity in the service.
- Tell us promptly at info@unlockthedeal.com if you think someone else has used your account.
4. Fees
Pilot access is switched on by us for your firm. We will agree any fee with you in writing before we charge for anything, and will not charge for the pilot without that agreement.
5. Acceptable use
You agree not to:
- copy, resell or republish the feed, or give people outside your firm access to it;
- use automated tools to scrape the service or to get around its limits or access controls;
- use the service to break any law, including laws on unsolicited messages and on personal data;
- upload anything harmful, or try to probe, disrupt or gain access to other firms’ data.
We may suspend an account that breaks these rules, after warning you where that is reasonable.
6. Your data and ours
- Yours: the statuses, notes, feedback, market settings and keyword suggestions your firm enters. We use them to run the service for you and your firm, and we keep them separate from other firms.
- The feed: headlines, short snippets and links belong to their publishers and are shown so you can find the original story. The scores, estimates and the way leads are put together are ours. You may use the feed for your firm’s own business development.
- Feedback: if you tell us how to improve the service, we may use the idea without owing you anything.
7. Sources and AI
We read public news with the help of AI models, and we check each extracted fact against the words of the article. We link to the source and do not get around paywalls. We do not promise that a source is complete, current or correct, or that a lead exists, is genuine or will lead to a deal.
8. Availability
The pilot is provided “as is”. We try to run the daily update on time and to keep the service available, but we make no uptime promise and may pause the service for maintenance or if a source or provider fails.
9. Liability
To the fullest extent the law allows, we are not liable for indirect or consequential loss, or for lost profit, deals or goodwill, and our total liability for any claim is limited to the fees you paid us in the twelve months before it. Nothing in these terms limits liability that the law does not allow us to limit. [Counsel to confirm the wording and any cap for the unpaid pilot.]
10. Ending
You or your firm may stop using the service at any time. We may end or suspend access for a breach of these terms or if we end the pilot, giving reasonable notice where we can. On ending, we handle your data as set out in the Privacy Policy.
11. Changes to these terms
When we change these terms in a way that matters we publish a new version and ask you to accept it the next time you sign in. If you do not accept, you cannot keep using the service.
12. Law and disputes
These terms are governed by the laws of India. The courts at Hyderabad, Telangana, India, have exclusive jurisdiction, except where the law gives you a right to go elsewhere.
